Within one (1) business day of marketing a property to the public, the listing broker must submit the listing to the MLS for cooperation with other MLS Participants. Public marketing includes, but is not limited to, flyers displayed in windows, yard signs, digital marketing on public facing websites, brokerage website displays (including IDX and VOW), digital communications marketing (email blasts), multi-brokerage listing sharing networks, and applications available to the general public. Participant Responsibility: Participant Brokers must notify MLS United within 72 hours upon adding or removing a Subscriber from their list of licensees. It is the responsibility of the Participant to accurately report their firm roster to MLS United for accurate fee calculation and to avoid allowing MLS services and access to unlicensed individuals and to avoid possible sanction under MLS United’s Violation and Fine Structure. Status changes, including final closing of sales and sales prices, shall be reported to the multiple listing service by the listing broker within 72 hours after they have occurred. If negotiations were carried on under Section 2 a. or b. hereof, the cooperating broker shall report accepted offers and prices to the listing broker within 24 hours after occurrence and the listing broker shall report them to the MLS within 72 hours after receiving notice from the cooperating broker.

Participants and Subscribers are required to submit accurate listing data and required to correct any known errors. (Adopted 2021) Further, Participants and Subscribers shall not intentionally manipulate listing data to circumvent MLS Rules and Regulations, reset Days on Market or Cumulative Days on Market (DOM/CDOM), for any purpose to falsify or distort market statistics or market information.

Listing brokers shall not misrepresent the availability of access to show or inspect listed property. Within 24 hours of entry into MLS a listing should be available for showings. (Amended 10/23)

As a participant, it’s your responsibility to understand and implement the MLS rules and regulations within your office, which are designed to promote fairness and transparency in the marketplace. We also align with national MLS standards to ensure consistency and professionalism across the industry.
The participant is the named party of any citation, fine and any other discipline imposed for MLS rule violations incurred by any Subscriber affiliated with your firm.

The Principal Broker for an office is considered the Participant Member. The Participant is responsible for all Subscribers (agents) within that company including Subscribers in branch offices.
The Participant must notify MLS United within 72 hours upon adding or removing a Subscriber from the roster with the Real Estate Commission.

Orientation is required within 90 days of joining MLS United. MLS United provides online and in-person options.

To assist Participants with the collection of fees, MLS United bills Subscribers directly with the expectation that they will pay timely. However, billing Subscribers does not relieve the Participant of the obligation to track payments prior to due dates and pay any outstanding fees including late fees.
